Some Goodyear homes moved fast, but most still sold below list
Here is the number that matters most right now. The Real Estate Data Aggregator counted 160 homes sold in ZIP 85395 in the three months ending August 31, 2026. The average sale came in at 98% of list price. That means most sellers gave up a little ground before closing.
That 98% figure is up 0.1 points from the same period in 2025, per the Real Estate Data Aggregator. So the gap is not growing. But it is still a gap. Price your home at $500,000 and the average deal closes around $490,000.
A few homes moved fast. Most did not.
The Real Estate Data Aggregator found that 22% of homes in 85395 went under contract within two weeks of listing. That share is up 5.2 points from a year ago. So more homes are catching buyers quickly than before.
But flip that number over. About 78% of homes did not go under contract in two weeks. And only 3.1% of homes sold above list price, down 1 point from last year, per the Real Estate Data Aggregator. Most deals settled at or below asking.
Homes are sitting longer, too.
The Real Estate Data Aggregator put the median days on market in 85395 at 83 days. That is 9 days longer than the same period in 2025. Some homes sell in days. The middle of the market takes close to three months.
The national picture adds context here. Mortgage rates climbed above 7% in September, the highest level since spring 2014, according to a report from October 12, 2026. Separately, Realtor.com reported on September 30, 2026 that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Goodyear's 3.1% above-list rate sits in that same cautious mood.
Prices are still up, even if sales slowed.
The Real Estate Data Aggregator put the median sale price in 85395 at $532,500 for the three months ending August 31, 2026. That is up 4.6% from the same period in 2025. Prices moved higher even as sales volume fell 7% year over year.
Pending sales dropped 13.7% from a year ago, per the Real Estate Data Aggregator. That is a real slowdown. The Federal Housing Finance Agency reported on September 29, 2026 that U.S. house prices rose 2.6% from July 2025 to July 2026. Goodyear's 4.6% gain beat that national pace.
Supply is nearly balanced.
The Real Estate Data Aggregator counted 199 homes for sale in 85395 and 3.8 months of supply. Both figures are nearly flat from a year ago. Six months is the old rule of thumb for a balanced market. At 3.8 months, sellers still hold a mild edge.
- In the three months ending August 31, 2026, Goodyear's 85395 ZIP saw prices rise 4.6% and 22% of homes go under contract fast.
- But 83 median days on market, a 98% sale-to-list ratio, and only 3.1% of homes selling above list tell a calmer story.
- Most deals closed at or below asking.
- Sellers who priced carefully did better than those who did not.
One more thing. These numbers cover all of 85395. One street can read very differently from the whole ZIP code. A home on a quiet cul-de-sac and one on a main road can be a world apart, even at the same price.
