Paradise Valley prices rose even as homes took longer to sell
The one fact that changes what you should do: prices in Paradise Valley rose sharply, but buyers are taking longer. That means prep and timing matter more than they did a year ago.
The Real Estate Data Aggregator counted 99 homes sold in ZIP 85253 in the three months ending August 31, 2026. That is up 4.2% from the same period in 2025. Prices followed: the median reached $3,700,000, up 12.1% year over year. For context, Redfin reported U.S. home prices rose 3.8% year over year in September. Paradise Valley moved more than three times that.
Buyers are taking longer, but more are committing quickly
The median home in 85253 sat on the market 106 days, 17 days longer than a year ago, per the Real Estate Data Aggregator. That is a real shift. But here is the other side: 23.4% of homes went under contract within two weeks of listing. That share rose 6.6 points from a year earlier. So the right home, priced well and ready to show, can still move fast.
How 85253 and 85018 compare
Paradise Valley spans two ZIP codes. The story in each one is different. More sales, lower prices. In 85253 it was the opposite: fewer homes, higher prices, and buyers taking longer.

What is happening with rates and national inventory
Rates are not helping buyers decide faster. Redfin reported the weekly average mortgage rate hit 7.4% for the four weeks ending October 18, 2026. That puts the median U.S. monthly mortgage payment at $2,796, also per Redfin. Realtor.com noted rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com counted 1.16 million active listings in September 2026. More choices for buyers can mean more time spent deciding, which fits what we see locally.
Zillow reported that newly pending existing home sales dropped 12.8% year over year on a rolling average weekly basis as of October 23, 2026. That is a national signal. Paradise Valley bucked it: the Real Estate Data Aggregator counted pending sales across both ZIP codes at 245, up 7.5% from a year ago.
What this means for sellers in Paradise Valley
In 85253, homes for sale fell 5.7% to 166, per the Real Estate Data Aggregator. Less competition is good for sellers. But 106 median days on market is real. Buyers have more time and more choices nationally. The homes that went under contract in two weeks were likely priced right and well prepared. The sale to list ratio in 85253 was 94.8%, up 0.5 points from a year ago. Sellers are getting closer to their asking price than they were last year, which is a quiet sign of strength.
