More Glendale listings are giving buyers more room to choose

The biggest change in Glendale right now is supply. The Real Estate Data Aggregator counted 678 homes for sale across Glendale in the three months ending August 31, 2026. That is up 13% from the same months of 2025. More homes on the market means buyers have more to compare yours against. Pricing and preparation matter more when that happens.

New listings tell the same story. The Real Estate Data Aggregator counted 713 new listings across Glendale in those three months, up 14.1% from a year before. Realtor.com reported that active listings nationally topped 1.16 million in September 2026. Glendale followed that same pattern.

Sales are still happening. The Real Estate Data Aggregator counted 642 homes sold across Glendale in those three months, up 2.9% from a year before. But pending sales slipped 3.1%. More listings coming in than going under contract is worth watching.

What each ZIP code showed

The inventory jump was not even across all ZIP codes. Some areas saw much sharper increases than others. That matters because a ZIP with a big supply jump asks more of a seller than one where supply stayed flat.

ZIP 85310 saw homes for sale jump 38.2%, according to the Real Estate Data Aggregator. The median sale price there dipped 5.1% to $548,000. That is the steepest price drop across any of these ZIP codes. When supply rises that fast, price tends to feel it.

ZIP 85304 told a similar story. Homes for sale rose 33.8%, and the median sale price fell 4.4% to $404,000. Median days on market stretched to 63 days, 10 days longer than a year before. The Real Estate Data Aggregator also showed that only 16.1% of homes there went under contract within two weeks, down 19.5 points from 2025. Not every home in 85304 is moving quickly.

ZIP 85308 held up better. The median sale price slipped just 1.9% to $475,000. Days on market actually fell 8 days to 50. The share of homes that sold above list price rose 8.5 points to 15.8%. More supply did not stop well-priced homes from moving.

ZIP 85306 was the one ZIP where the median price went up. The Real Estate Data Aggregator showed a 6.3% gain to $425,000. Nearly 3 in 10 homes there (29.6%) went under contract within two weeks. That is the highest two-week rate of any ZIP in this group.

The Peoria ZIP codes in this market

ZIP 85381 and 85382 sit in Peoria but are part of this market's count. They moved in opposite directions on supply. The Real Estate Data Aggregator showed homes for sale in 85381 fell 16.7%, while 85382 rose 6.3%. Less supply in 85381 did not push prices up much. The median there rose 3.9% to $467,500, but days on market stretched to 64 days.

What the national picture adds

Glendale's supply rise fits a national pattern. Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Zillow reported that newly pending existing home sales dropped 12.8% year over year on a rolling weekly basis.

Rates are a real factor for buyers. Redfin reported a weekly average mortgage rate of 7.4% for the four weeks ending October 18, 2026. At that rate, Redfin put the median monthly mortgage payment for U.S. homebuyers at $2,796. That shapes how much buyers can offer.

What this means for sellers

More supply means buyers compare more carefully. Homes in 85308 and 85306 still sold close to list price, at 98.6% and 98% respectively. That tells you accurate pricing still works. But in 85304, the sale-to-list ratio fell 1.5 points to 97.8%, and days on market grew 10 days. Overpricing in a rising-supply market costs time.

In short
  1. Glendale had 678 homes for sale in the three months ending August 31, 2026, up 13% from a year before.
  2. New listings rose 14.1% to 713. Sales still happened, but pending sales dipped 3.1%.
  3. Some ZIP codes felt the supply rise more than others.
  4. Pricing and condition matter more in a market with more choices.

These are ZIP-code-wide numbers. One street can read very differently from the whole ZIP. A block with fewer listings, or a home in better condition, can move faster and closer to asking price than the averages suggest. The numbers give you a starting point, not the final answer for your address.
