Homes are moving faster in Fountain Hills, but not all at once
Here is the number that changes what sellers should do first. The Real Estate Data Aggregator counted 27.2% of Fountain Hills homes going under contract within two weeks of listing, for the three months ending August 31, 2026. That share rose 12.9 points from the same period a year before. Price and prep matter from day one.
That local gain stands apart from the national trend. Zillow reported that newly pending existing home sales dropped 12.8% year over year on a rolling weekly basis. Fountain Hills moved the other way.
What the main ZIP code showed
The Real Estate Data Aggregator counted 146 homes sold in ZIP 85268 for the three months ending August 31, 2026. That was up 6.6% from the same months in 2025. Pending sales in 85268 reached 147, up 5% year over year.
The median sale price in 85268 reached $733,750, up 19.3% from the same three months in 2025, per the Real Estate Data Aggregator. That is a meaningful gain. Not every home drove that number, though. Only 6.9% of homes sold above list price.
Homes are also sitting a little less long. The Real Estate Data Aggregator put the median days on market at 71 days in 85268. That is 17 days shorter than the same period last year. Not fast, but moving in the right direction.
More listings came to market too
The Real Estate Data Aggregator recorded 187 new listings in 85268 for the three months ending August 31, 2026. That was up 20.6% from a year before. More choices for buyers, more competition for sellers. Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale.
A word about Fort McDowell (85264)
ZIP 85264 covers Fort McDowell. The Real Estate Data Aggregator counted only 2 homes sold and 4 for sale there in the three months ending August 31, 2026. Numbers that small shift a lot with just one sale. The sale-to-list ratio came in at 88.2%, and no home sold above list price. Read those figures with care: two sales do not tell a full story.
What rates are doing nationally
Rates are not helping buyers right now. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. For the four weeks ending October 18, 2026, Redfin put the weekly average at 7.4%. That same Redfin report put the median monthly mortgage payment for U.S. homebuyers at $2,796.
Realtor.com also noted that price cuts hit 20.8% of listings in September nationally, the highest share since October 2022. In Fountain Hills, the average sale-to-list ratio held at 96.9% in 85268. That gap between national and local is worth watching.
- For the three months ending August 31, 2026, Fountain Hills (85268) saw more sales, faster contracts and a higher median price than a year before.
- Nearly 3 in 10 homes went under contract within two weeks.
- Most sold close to list price, and only a small share sold above it.
- The market is moving, but not all homes move at the same speed.
One more thing to keep in mind. The numbers above cover full ZIP codes. One street, or even one block, can read very differently from the whole. A home's condition, price point and location within Fountain Hills all shape its outcome.
