Goodyear had fewer listings, but more homes sold
The one fact that changes what you should do: the Real Estate Data Aggregator counted 194 homes for sale in ZIP 85395 during the three months ending July 31, 2026. That is down 12.6% from a year before. Fewer choices for buyers means your listing faces less competition, not more.
Realtor.com reported active listings grew to over 1.16 million homes nationally. Goodyear moved the opposite direction. The Real Estate Data Aggregator shows homes sold rose 13% to 191, while homes for sale fell. That gap between the national headline and local reality is the whole story here.
What the numbers say, one at a time
The Real Estate Data Aggregator put the median sale price at $530,000, up 5.3% from the same period in 2025. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Goodyear's price growth outpaced the national number by more than two points.
Homes took a median of 75 days to sell, according to the Real Estate Data Aggregator. That is only 1 day shorter than a year before. Not every home sold fast. Most did not go quickly. That is honest.
Buyers are getting a little more serious
The Real Estate Data Aggregator found that 17.9% of homes in 85395 went under contract within two weeks of listing. That share is up 3.8 points from a year before. So more buyers are moving quickly when the right home appears.
Only 6.8% of homes sold above list price, per the Real Estate Data Aggregator. That is up 3.8 points from a year ago, but still a small share. Most homes sold at or below list. The average sale-to-list ratio was 98.4%, up 0.6 points from last year.
Rates are making things harder nationally
CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.30% last week. Realtor.com noted rates topped 7% for the first time since January 2025. Higher rates squeeze what buyers can afford. That is a real headwind.
Realtor.com also found that 20.8% of listings nationally had a price cut in September, the highest share since October 2022. That is the national picture. In Goodyear, the Real Estate Data Aggregator counted only 3.1 months of supply, down 0.9 months from a year before. A tight local market can behave differently from the national one.
The Real Estate Data Aggregator counted 160 new listings in 85395, down 10.1% from a year before. Pending sales came in at 179, down 2.7%. New supply is thinning. Demand held up. That is why supply fell and sales rose at the same time.
