Goodyear buyers are still moving fast on the right homes

Here is the number that matters most right now. The Real Estate Data Aggregator counted 22% of Goodyear homes going under contract within two weeks of listing, in the three months ending August 31, 2026. That share rose 5.2 points from a year earlier. Prep your home well and price it right, and buyers can still move quickly.

That 22% is not the whole picture, though. The median home in ZIP 85395 sat on the market 83 days, according to the Real Estate Data Aggregator. That is 9 days longer than the same period in 2025. Not every home sold fast. The ones that did were priced to match what buyers expected.

What the price picture looks like

The Real Estate Data Aggregator put the median sale price in ZIP 85395 at $532,500 for the three months ending August 31, 2026. That is up 4.6% from a year earlier. Prices moved in the right direction, even if slowly.

Sellers got 98% of their list price on average, the Real Estate Data Aggregator found. That is up 0.1 points from a year ago. Homes did not give away value. But only 3.1% sold above list price, down 1 point from a year earlier. Bidding wars are rare.

The national backdrop is worth knowing

Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026. That is the highest share since October 2022. Goodyear sellers are not alone in feeling pressure to adjust.

Mortgage rates are adding to the challenge. The Phoenix Business Journal reported the 30-year fixed-rate average hit 7.4% this month. Zillow reported that newly pending existing home sales dropped 12.8% year-over-year on a rolling weekly basis. Fewer buyers can stretch to meet a price that is even a little high.

Supply stayed tight, but sales slowed

The Real Estate Data Aggregator counted 199 homes for sale in ZIP 85395, down 3.4% from a year earlier. New listings also fell 3.4%, to 168. Less supply did not push sales up. Homes sold dropped 7% to 160, and pending sales fell 13.7% to 164. Buyers are choosier, even with fewer options.

Zillow forecasts inventory will grow 6.6% year-over-year in the fourth quarter. More choices for buyers could mean more competition among sellers heading into the new year.

In short
  1. In the three months ending August 31, 2026, Goodyear's ZIP 85395 saw prices rise 4.6% to $532,500. One in five homes went under contract in two weeks, up sharply from last year.
  2. But the median home took 83 days, and fewer homes sold overall.
  3. A realistic price and solid prep still make a real difference.

One street in Goodyear can read very differently from the whole ZIP code. A block with newer builds, a corner lot, or a popular school zone can move faster or slower than these numbers suggest. Your home's story may not match the average.
